The Woodberry Down development is set out to create 5,500 new homes across 64 acres. This new development is adjacent to the spectacular natural surroundings of two existing reservoirs and Finsbury Park, all within a short distance of Central London and the City. It is a sustainable development, committed to the natural environment and energy conservation, enhancing the area’s abundant wildlife.

Block B consists of 275 units, of which 196 private dwellings, 72 shared ownership plots and 7 social rented all split between 42 levels across 6 cores.

Block D consists of 244 units, of which 182 private dwellings and 62 shared ownership all split between 45 levels across 5 cores including 1 tower, as well as a residents leisure centre and gym.

A & J Ryan were required to provide detailed designs and co-ordinated drawings throughout. All design works and drawings underwent stringent approval processes on the Berkeley Homes web-based information-sharing platform, to ensure accuracy and specification compliance. A & J Ryan delivered a bespoke service to match the development.

The mechanical services infrastructure and fit-out packages include the connection of services from an existing district heating system by underground pre-insulated pipework to a dedicated sub-station for both blocks. From this, each block has its own secondary LTHW system installed including, but not limited to, plate heat exchangers, distribution pumps and pressurisation unit to supply each block with heating and hot water and LTHW to the Block D leisure centre plant room, also within A & J Ryan’s remit. Each block has its own dedicated potable water storage tank and booster set that supply each apartment with boosted cold water whilst doubling as the apartment sprinkler supply booster and tank.

The low temperature hot water (LTHW) and boosted cold water service (BCWS) among other services is distributed to the residential apartments via risers and corridors serving heat interface units within each apartment for heating, hot water and potable water as well as an apartment fire sprinkler system to apartments both blocks.

A & J Ryan’s specialist sub-contractor works consisted of AOV & smoke ventilation, BMS controls, dry risers, apartment sprinklers and underfloor heating with Danskin flooring.

Block D commenced on November 2018 and Block B at August 2019. Block D is scheduled to be completed December 2020 and Block B to be completed August 2021.
