The Wembley Masterplan is a large-scale regeneration project that includes the development of

Residential, commercial and leisure/green spaces covering an area of approximately 69.3 hectares (171.2 acres).

Located on North End Road, Wembley Parade is the redevelopment of the former Amex House site at 1 to 4 North End Road (Wembley Parade) and is made up of five buildings including a twelve-floor tower comprising of one, two and three bedrooms, 195 apartments in total.

As primary co-ordinator for the project services, A & J Ryan provided detailed designs and co-ordinated drawings throughout, including infrastructure services, soil and rainwater drainage, mechanical risers, corridors and co-ordinated apartment layouts. These designs all underwent stringent approval processes on the Apex Contractors web-based information-sharing platform, Viewpoint, to ensure accuracy and specification compliance, as well as allowing information to be easily obtained by all trades and build teams.

The extensive A&J Ryan works package included the construction of a new central Boiler and CHP plantroom to deliver primary low temperature heating to the apartments. As well as the mechanical services infrastructure there were a number of contractor’s design portion elements on the project, which A & J Ryan employed specialist sub-Contractors to undertake. These included AOV & smoke ventilation, BMS controls, wet and dry risers and apartment sprinklers. All of which were designed and installed by the specialist sub-contractors and managed by the on-site A & J Ryan management team.

The LTHW and BCWS among other services are delivered to the residential apartments via risers serving Heat Interface Units for heating, hot water service and potable water as well as an apartment fire sprinkler system to every apartment. MVHRs have been installed in each apartment utility cupboard to provide whole house fresh air and extract air ventilation.

A & J Ryan’s management and site teams assisted in the production of project plans, weekly status reports and attended project meetings to demonstrate the status of the works and confirm that the strict programme deadlines remained achievable. In addition to reporting and reviewing of overall progress the A&J Ryan site team managed the day-to-day working, utilisation and implementation of the technical mechanical services in accordance with the Consultants engaged by our client.

On site, A & J Ryan’s procurement and site team worked closely with Apex Contractors and their sub-contractors to ensure the smooth and controlled management of all material and plant deliveries to minimise the impact of the works on the neighbouring community.

This project commenced in May 2018 and is scheduled to be completed December 2019 with A & J Ryan acting as a key contractor adopting and developing both Apex and Anthology’s programme dates, allowing the Client to successfully deliver high quality apartments ready for occupation.
