Saffron Square is a Berkeley Homes development set in Croydon. The iconic 44 storey tower is home to 425 residential apartments. This project is ongoing and is due to finish in the summer of 2017.
A & J Ryan are responsible for two separate elements of the project.
Firstly, the fit out of 425 apartments which are required to have a high specification finish.
Secondly, the mechanical services infrastructure to supply the high-rise block.
Due to the proximity of the apartments to three plant rooms, the installations require careful project management. Sited in restricted areas, it is a key requirement that the plant rooms be acoustically lined to prevent residents being disturbed by noise.
During the project some of the units will continue to be occupied by residents. With 2 or 3 dwellings on each floor which require regular deliveries of materials, it is a challenge to keep timings and project management to a close timeline and disruption to a minimum.
The height and relatively small footprint of this building presents its own challenges. The services to the building need to be maintained while work is being carried out. A previously installed energy centre requires some modifications which are being completed while several blocks are occupied.
A & J Ryan have also completed the installation of stainless steel risers within the building to a height of circa 130m, a wet riser system up to level 44, and a smoke control system with extractor fans on the roof.
