Our client, Berkeley Homes, contracted us to work on the development of this extremely prestigious set of dwellings, situated right in the centre of London, over-looking the Thames next to Tower Bridge.
The site, which boasts some of the most iconic views across the capital, comprised of the fit-out of all nine blocks and over 400 apartments. The residential properties command some of the highest property prices in the city and bespoke and detailed finishes were integral to this project.
The specification for the fit-out of the mechanical services was extremely detailed and due to these combined factors, this project posed some particular challenges.
Each apartment was fitted with both underfloor heating and a comfort cooling system. The source of the cooling system is chilled water which serves fan coil units which are mounted either within the ceiling or inside cupboards, depending on the layout of each individual unit.
Therefore, the numerous different types of dwelling each required a different and very specific approach in the design process, layout and final finish.
The team at A & J Ryan were required to work closely with their colleagues at Berkeley Homes. They acted as the intermediary between individual end users and A & J Ryan’s project team to communicate the details of the bespoke finishes which were chosen towards the end of the project.
Various items such as sanitary ware, were able to be chosen by the end user. The project team were then required to incorporate these changes into the scheme much later than on a standard project. This approach demanded close collaboration between all parties to ensure the dwellings were completed on time and to the required high standard.
The project and construction teams also needed to work closely with other contractors, including a home automation specialist to provide an advanced intelligent control system. As a result, A & J Ryan developed a close and productive relationship with our client and external contractors.
