Our client, St James, came to us with a brief for a high specification building project sited in an extremely prestigious location over-looking the Thames and Kew gardens.
The brief included not only the supply and installation of the mechanical services in the communal areas which included the gymnasium and concierges, but also the infrastructure and fit out of around 340 mixed use dwellings.
There were 9 blocks in total on this project. A single 15 storey apartment block contained 2 penthouses which occupied the top two floors and required an extremely high standard of finish.
Being a mixed use development with only two plant rooms serving 9 individual blocks, adhering to completion dates was a challenge. All main mechanical infrastructure services were required to be installed, tested and commissioned in time for the handover of the first block. This was critical as the block needed to be habitable before the completion of the whole project.
The properties in this development also benefited from underground parking. This area was allocated as contractors’ offices and for storage during the construction phase of the project. A & J Ryan were required to run services within this basement parking area including a large smoke extract fire protection system and extensive system of suspended cast iron drainage and rainwater pipes.
Maintaining the supply of these services to completed blocks while the area was being used by contractors was a particular challenge over a number of weeks. This obstacle was successfully overcome by A & J Ryan’s close and careful project management and the project was delivered on time.
