Goodman’s Fields is a mixed-use contemporary urban development providing a selection of studios, one, two and three-bedroom apartments, penthouses and duplex houses together with new retail commercial space, student accommodation and a hotel.
A & J Ryan were awarded the mechanical infrastructure and fit-out package of the final phase of this large development which consists of 267 Private, 52 Shared Ownership and 119 Social Rented apartments split across 6 residential cores ranging from 6 to 22 storeys, 6 commercial units and an underground basement car park.
As lead co-ordinator for the project, A & J Ryan were required to provide detailed designs and co-ordinated drawings throughout, including basement infrastructure services, soil and rainwater drainage, mechanical risers, corridors and co-ordinated apartment layouts. These designs all underwent stringent approval processes to ensure accuracy and specification compliance.
The extensive A & J Ryan works package included the connection of mechanical services distribution from the existing services of the previous phase. This serves a thermal sub-station in the basement in order to supply the South-East Block with LTHW via plate heat exchangers and heating distribution pumps. As well as the mechanical services infrastructure there were a number of CDP elements to the project, for which A & J Ryan employed specialist sub-contractors. These consisted of AOV & Smoke Ventilation, BMS Controls, Wet and Dry Risers, Car Park and Apartment Sprinklers and Underfloor Heating all of which were managed by the experienced on-site management that A & J Ryan provides.
The LTHW and BCWS among other services, distribute to the residential apartments via risers serving heat interface units for heating, hot water service and potable water as well as a fire sprinkler system to every apartment. Private apartments also have chilled water-cooling via fan coil units, served by chilled water plant rooms located on the roof of each private core. An advanced apartment controls system was installed by A & J Ryan in these private apartments in order to communicate between the underfloor heating and cooling systems via room thermostat controllers. This link ensures maintains optimum human comfort in each dwelling and operates within set parameters from the specification.
On site, A & J Ryan’s procurement and site team had to ensure the smooth and controlled running of all materials and plant deliveries and minimise the impact of our works on the neighbouring community.
The programme dictated a phased handover of the 6 cores to the client for occupation throughout this two-and-a-half-year period. This meant that the project required phased testing and commissioning of the mechanical services and specialist sub-contract packages in accordance with the requirements of Building Regulations, NHBC, and the high specification of finish that Berkeley Homes demanded.
This project commenced in January 2017 and completed three months ahead of schedule in July 2019. A & J Ryan were a key contractor who agreed to Berkeley Homes’ expedited programme dates, allowing the client to successfully deliver units into stock ready for occupation.
